Property Description

Location/Access: 1692 +/- Acres in northeast Stonewall County, north of Old Glory, TX. It is easily accessible by County Road 235 which bisects the ranch. This is a relatively low-traffic, well-maintained county road.
Improvements: This property offers a blank canvas for creativity with the only improvements being the perimeter fencing on the majority of the boundary. About 2/3 of the perimeter fencing is new to good condition. There is a deteriorated game fence on the northern boundary of the large tract but continues to hold cattle. A newer game fence establishes part of the western boundary while the balance of the respective boundary has approximately 7800 feet of absent fencing. The smaller tract to the north has a perimeter fence on the entire property. 2/3 of it is newer barbed wire while the balance is poor to fair.
Water: There are 3 stock tanks on the east side of the 1692-acre south tract. There is an additional stock tank that serves the property from the unfenced, adjacent 640-acre block on the west. This property has been grazed through a lease by the owner of that tract for many years and therefore has never required that boundary fencing (7800 feet). The west side of this tract benefits from the use of that stock tank. Several fair and equitable solutions have been discussed with the neighbor that could serve as a remedy to this unique situation if a prospective buyer desires. Currently, the neighboring section of land is accessed via a deeded easement through the McFarland Ranch.
It is assumed that groundwater would be unreliable for water well drilling and no rural water lines exist in the vicinity of this ranch. Locally, others in the area have established rainwater collection systems and/or water transport for water supply to a dwelling.
Terrain: Over 200 feet of elevation change across the ranch provides some spectacular scenery.
Minerals: Surface only
Utilities: Electricity is accessible on the large, south tract with several electric lines throughout.
Other Remarks: This ranch is has a really big feel to it at a manageable size. The majority of the landscape has a lot of texture as seen in the dramatic elevation changes throughout both tracts. The area is very suitable for wildlife and strong grasses for grazing livestock.
Acreage and boundary lines will be determined by survey
Additional 640 acres available 1.5 miles north
Price: Priced to sell at $1,345,140 or $795/acre
