Location/Access: Located in southwestern Coleman County, just south of Valera, TX and easily accessed off of FM 503. This ranch is 15 miles south of Coleman and less than a 3 hour drive from the DFW metroplex, Austin, or Midland.

Description: This ranch offers a good mix of rangeland and cultivation with homesite potential. 75 acres are farmed and divided between 4 separate fields ranging from 5-30 acres in size. They are irregular in shape and design providing desirable edge habitat and travel routes for wildlife benefit.

Wildlife: All the aspects are in place for an exceptional dove hunting opportunity. One of the fields is 30 acres and sits on an elevated hilltop. This particular field was not cultivated this year and currently has a diverse variety of forbs including a healthy stand of sunflowers. Also seen were several pairs of quail which, given the appealing habitat, could offer ample hunting opportunities when weather patterns cooperate. Deer, turkey, feral swine, and bass fishing in the tank are also options for recreational enjoyment. There is no evidence of any existing deer blinds or feeders on the property.

Terrain: Several rolling hills offer 60-70 feet of elevation change as well as nice views of the surrounding countryside.

Minerals: All minerals owned will convey by the seller. There is some record of past production but nothing currently.

Utilities: Public electricity and water could be easily accessed from road frontage. There is a meter box for water on the West boundary at the highway for water. It is estimated to cost $500 to install a new meter for immediate rural water service. Fiberoptic cable is present along the highway with a pedestal at the gate entrance.
