Location/Access: The McFarland Ranch is located in the northeast quadrant of Stonewall County, Texas and consists of 2 separate tracts including the 640-acre North Tract and the 1,692-acre South Tract. Both are bisected by County Road 235, which is a well-maintained, low traffic county road.
Improvements: This property offers a blank canvas for creativity with the only improvements being the perimeter fencing on the majority of the boundary. About 2/3 of the perimeter fencing is new to good condition. There is a deteriorated game fence on the north boundary of the large tract but continues to hold cattle. A newer game fence establishes part of the west boundary while the balance of the respective boundary has approximately 7800 feet of absent fencing. The smaller tract to the north has a perimeter fence on the entire property. 2/3 of it is newer barbed wire while the balance is poor to fair.

Currently, the neighboring section of land is accessed via a deeded easement through the McFarland Ranch.
The 640-acre North tract has 3 surface tanks, however, at the time of this listing, only one centrally located tank was holding water.
It is assumed that groundwater would be unreliable for water well drilling and no rural water lines exist in the vicinity of this ranch. Locally, others in the area have established rainwater collection systems and/or water transport for water supply to a dwelling.
Terrain: Over 200 feet of elevation change across the ranch provides some spectacular scenery.
