Location/Access: Located in southwestern Coleman County, 1.2 miles west of Voss, TX and easily accessed from County Road 328. This ranch is 22 miles south of Coleman and less than a 3 hour drive from the DFW metroplex, Austin, or Midland.

Description: This property offers excellent potential for ranching and wildlife opportunities. It carries minimal improvements providing the new owner many possibilities to customize for their goals.

Improvements: Evidence of past conservation efforts can be clearly seen through the presence of land terraces along the hillsides. This has created a fascinating ecosystem on the hills. Years of water infiltration have improved the soil and created natural "edge" diversity on the hillsides, thus promoting the wildlife habitat (see aerial photo). There are 2 cultivated fields, currently planted in wheat, with the larger being 13 acres and a smaller field of 7 acres. They are both ideal in design for wildlife, being surrounded by thick brush providing cover.
Perimeter fences vary from good to fair and are functionally sound for holding livestock. A few cross fences exist (see map).

Vegetation: In addition to the wheat fields, the range is comprised of a variety of cool and warm-season native grasses. There is an appealing amount of mixed brush along the hillsides providing high-quality deer browse and cover. Mesquite and prickly pear are prevalent across the ranch, but not so thick that it impedes travel.

Water: There is 1 reliable pond (less than 1 acre) centrally located to provide water to cattle and wildlife. The level will be dependent on rainfall and could be compromised during extended drought periods. Old Google Earth imagery shows it to have held water the majority of the time since 2005.

Wildlife: Presence of deer, quail, and dove have been noted as I've visited the property. Feral swine and turkey are known to the area. The pond doesn't seem to have been stocked. If it does have fish, it is likely catfish.

Terrain: Several rolling hills offer 60-70 feet of elevation change as well as nice views of the surrounding countryside. Terraces exist throughout the ranch for water management.

Minerals: No minerals are being reserved by the seller.

Utilities: It appears that public electricity and water could be easily accessed from road frontage. No meters are currently known to exist on the property.
