DESCRIPTION: The Ardeth Ranch offers a unique investment opportunity in a convenient location. One of the appealing aspects offered by this ranch is the deep water pool of Deadmans Creek that spans over a 1/2 mile along the eastern boundary. Not only does it provide a recreational option, but also allows for water use advantages through the adjacent water well that draws from the shallow underground stream bed.
Additional benefits are realized by the nearly 300 acres of cultivated crop ground that brings additional lease revenue. The balance of the ranch has varying topography and diverse vegetation. One impressive feature is the deep man-made gully that connects Deadmans creek to the larger lake body. In fact, when the lake is full it backs up into the ranch through a creek bed.
A homesite exists just across a low-water crossing from FM 1082 with the creek alongside. A few years ago, the original home and barn were damaged by a storm and subsequently removed, but the large pecan trees in the yard remain.
WATER: 2 tanks stocked with fish; Over 1/2 mile of Deadmans Creek; Hamby Water Meter; Underground well (needs inspection and power); 3 commercial feedlot stock troughs to be supplied via well water; Clyde raw water line to be built and provide 2 water taps for landowner use
MINERALS: Negotiable
PRICE: $2,400,000 or $4,225 per acre

ADDITIONAL COMMENTS: The supporting photographs were taken in what should be the growing season (June 2022). However, you can see how dry the country presents itself. In fact, this area is said to be in a D3 (Extreme) drought category at this time. According to my data, the land is 60% drier than the average for this time of the year. With that said, the integrity of the surface water that is shown should be considered reliable.
